In our combined 45+ years of experience, we have managed a wide variety of community types throughout the Greater Richmond and Williamsburg area, including single-family homeowner associations, townhome communities, condominium associations, and master-planned developments. Our portfolios have ranged from small communities of 20 units to large associations with over 1,000 homes. Regardless of size, every community receives personalized attention from a dedicated and experienced community manager.
Piedmont Association Services is based in Richmond, Virginia, and we serve communities throughout the Greater Richmond and Williamsburg areas. This includes Henrico County, Hanover County, Chesterfield County, the City of Richmond, Williamsburg, and surrounding areas. Our local focus allows us to provide responsive service and maintain strong relationships with trusted local vendors.

Services & Pricing
Our comprehensive management services include: financial management (budgeting, dues collection, accounts payable, monthly statements), property maintenance coordination and vendor management, board meeting support and documentation, homeowner communication and portal access, covenant compliance inspections and enforcement, and 24/7 emergency response. We provide a detailed proposal outlining exactly what’s included for your specific community.
Our pricing is based on several factors including community size, amenities, complexity of operations, and the specific services requested. We provide transparent, all-inclusive pricing with no hidden fees. After an initial consultation, we’ll provide a detailed proposal that clearly outlines all costs. We’re happy to customize our service package to meet your community’s needs and budget.
Our 24/7 emergency response service is included in our standard management fee. We maintain an after-hours line staffed by our own team members (not a third-party call center) to handle urgent situations. True emergencies—such as fire, flood, or threat of property damage—are addressed immediately at no additional charge.
Getting Started
We handle the entire transition process to make it as seamless as possible for your board and homeowners. This includes: coordinating with your previous management company to obtain all records, setting up financial accounts and payment systems, introducing ourselves to homeowners, onboarding your community to our owner portal, and meeting with your board to establish priorities. Most transitions are completed within 60-90 days.
To provide an accurate proposal, it’s helpful to have: the number of units/homes in your community, a description of common areas and amenities, your current annual budget, any governing documents (CC&Rs, bylaws), and information about your current management situation. However, we can start with a simple conversation about your community’s needs and gather additional details as we go.
We’re confident in our services and understand that changing management companies is a significant decision. We work with annual contracts.
For Homeowners
Piedmont-managed communities have access to our convenient online homeowner portal where you can make one-time payments or set up automatic monthly payments. We accept credit cards, debit cards, and ACH bank transfers. Checks can also be mailed to our lockbox. Contact our office for your community’s specific payment options.
Architectural change requests can be submitted through our homeowner portal. Log in to your account, navigate to the “Requests” section, and complete the architectural modification form. Be sure to include detailed descriptions and any relevant photos or diagrams. Most requests are reviewed by the architectural committee within 30 days, though timing may vary by community.
Your dedicated community manager is your primary point of contact for questions, concerns, or requests. You can reach them by phone, email, or through the homeowner portal.
